Description:
Located equidistantly between the city centre and the airport, the project features an internal street that connects with the adjacent urban context.
Bucking the traditional trend in terms of office design, this scheme, with a gross area of 32,000 square metres, is designed to eliminate the requirement for corridors. The scheme provides significantly large break-out space, both internally and externally, adding a greater dynamic quality to the working environment. Internally, linking bridges between meeting-rooms and break-out spaces make visual and social connections that in turn will be attractive to the younger entrepreneurial businesses, which is in agreement with the intention.
Cutting-edge design involves a robust environmental strategy. The careful orientation of the complex ensures minimal direct sunlight entering the south façade while stepped hanging gardens will over time create a distinctive micro-climate. Since the building envelope can be optimised by adding a stepping terrace, the design ensures future flexibility as well as quality outdoor break-out space for each tenant.
Exposed concrete soffits will aid passive cooling, and artificial light is also minimised due to generous glazing areas. The slender blocks allow deep daylight penetration, and a 10-15 metres setback from the sidewalk will create a landscaped setting with strong connections at street level.
